Whatever lands on your roof ends up in your tank sooner or later: leaves, dust, pollen, bird droppings, moss and the fine grit that washes off older roofing. The heavier material settles on the tank floor as a layer of sludge. Left long enough, it gets stirred up every time the tank fills fast, clogs filters, stains fixtures and gives bacteria somewhere to live.
Cleaning removes that layer and gets the tank back to a state where the treatment after it can do its job. For households that drink tank water, on lifestyle blocks around Ōtaki, the rural edges of the Hutt Valley or anywhere else beyond the town supply, it is one of the basic jobs that keeps the water safe. Garden and emergency tanks on town-supply homes benefit too.

Signs your tank needs cleaning
Some tanks go years without trouble; others need attention after one wet winter. Watch for:
- Brown, cloudy or tea-coloured water, especially after heavy rain
- Sediment cartridges clogging within weeks of being changed
- An earthy, swampy or rotten egg smell at the tap
- Grit in shower heads, tap aerators and toilet cisterns
- A pump that loses pressure or cycles more than it used to
- No record of the tank being inspected in the last year
How we clean without draining the tank
Draining a full tank throws away water you may need, especially late in summer. Level, the BRANZ sustainable building site, notes that sludge can be removed by siphoning or pumping without emptying the whole tank. We use a tank vacuum that lifts sediment off the floor while the clean water above stays put, so you can usually keep using the tank the same day.
We inspect the inside of the tank for cracks, failed seals, roots, dead animals or insects, and check that the lid and vents are sealed. Where a tank has a heavy build-up, a damaged liner or contamination that cannot be vacuumed out, we explain whether a full drain and scrub is needed and what it involves. If the tank is past saving, we can quote a replacement through our rainwater tanks service.
How It Works
Rain, wind and bush: Wellington conditions
Wellington weather fills tanks quickly and carries plenty of debris with it. NIWA's climate normals put annual rainfall at about 1,009 mm at Paraparaumu, about 1,268 mm at Wallaceville in Upper Hutt and about 1,800 mm at the Wainuiomata Reservoir, with winter the wettest season. Hard rain on a roof washes more grit off with it, and fast inflow stirs up any sludge already sitting in the tank.
Location matters too. Homes on bush sections in places like Eastbourne, Karori and Stokes Valley fill gutters with leaf litter quickly and usually need them cleared more often. Coastal properties can collect salt and sand on the roof, and properties near paddocks or gravel roads pick up dust. Level suggests checking tanks every 6 to 12 months, desludging once sediment reaches about 250 mm, and clearing gutters, leaf guards and first flush diverters every three to six months.
Fixing where the dirt comes from
A clean tank will not stay clean if the catchment is the problem. Health New Zealand's guidance on water collection tanks recommends gutter mesh and a first flush diverter, which sends the dirtiest water from the start of each rain away from the tank. It also suggests bringing water in near the bottom through a U-bend so sediment is not disturbed, and drawing from near the surface with a floating outlet.
We check each of these while we are there: overhanging branches, blocked or sagging gutters, leaf guards, the first flush chamber, and whether the inlet and outlet are set up to keep sediment where it belongs. If gutters or downpipes need work, our spouting and roof plumbing team can fix them on the same job.
Filters, UV and safe drinking water
If your household drinks tank water, the guidance published by Taumata Arowai, the drinking water regulator, is clear that keeping it safe is the household's responsibility. It advises inspecting tanks every year and cleaning them when needed, ideally by a tank cleaning contractor, and having the water tested at a recognised laboratory if you are unsure about it. Boiling for one minute is described as the simplest way to kill germs in doubtful water.
After cleaning, we replace sediment and carbon cartridges, check the UV lamp and clean its quartz sleeve so the light reaches the water. If your system has no treatment at all, we can quote a proper setup through our water filtration service.
What affects the cost
Every tank clean starts with a free quote, because tanks and sites vary so much. The price depends on:
- The number and size of tanks
- Depth of sludge, and whether a full drain is needed
- Tank type: concrete, plastic or lined steel
- Access for the vacuum hose, which can be tricky on steep sections
- Filter cartridges, UV lamp or sleeve replacement
- Gutter, first flush or inlet repairs found on the day

Water Tank Cleaning FAQs
How often should a rainwater tank be cleaned?
Inspect it at least once a year. Level suggests desludging once sediment reaches about 250 mm.
Do you have to empty my tank to clean it?
Usually not. We vacuum the sludge off the floor while the clean water stays in the tank.
Is it safe to drink water from my tank?
It can be, if the roof and gutters are maintained, the tank is clean and the water is treated. Testing at a recognised laboratory is the way to be sure.
What is a first flush diverter?
A fitting on the downpipe that sends the first, dirtiest water from each rain away before the rest flows into the tank.
Should I clean the tank before buying in water?
It is a good time to do it. Fresh water added to a tank full of sludge picks up that sediment straight away.
Can I clean the tank myself?
You can look after gutters and first flush devices yourself. Health guidance prefers contractors for tank cleaning, and nobody should go inside a tank without ventilation and a second person present.
