Building in the Wellington region throws up challenges that a flat suburban subdivision never does. Sites are steep, access is tight, wind zones are high and the ground can range from cut-and-fill hillside sections to deep, soft alluvial ground on the Hutt Valley floor. The plumbing has to suit all of that and still pass inspection first time.

We plumb new homes, infill townhouses and minor dwellings from pre-line to fit-off, working to your builder's programme. We review the plans before we price, flag problems while they are still cheap to fix, and supply the paperwork your council needs at the end.

Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

What new build plumbing covers

We handle the full plumbing scope on residential new builds, with larger projects handled by our commercial plumbing team. That includes:

  • Under-slab or subfloor waste and sanitary pipework, set out exactly to the plans
  • Water supply pre-line for kitchens, bathrooms, laundries and outdoor taps
  • Hot water systems: mains pressure cylinders, heat pump water heaters and gas continuous flow
  • Seismic restraint of cylinders as the Building Code requires
  • Fit-off of tapware, toilets, showers, basins and appliances
  • Testing, records of work and producer statements for sign-off

Getting the design right on a Wellington site

Most new build plumbing problems start on paper. A shower waste that clashes with a foundation beam, a cylinder with no room for a relief drain, or a kitchen island with no realistic route for its waste are all cheap to fix at design stage and expensive once concrete is poured.

Wellington adds its own layer. On sloping sections the drains may need to run uphill to reach the public sewer, which means a pump station or a careful route, and that has to be settled before the foundations go in. Wellington City Council publishes NZS 3604 wind zones for its urban areas, and many sites sit in High, Very High or Extra High zones, which affects how roof penetrations and vents are flashed. On flat sites in Petone, Lower Hutt and the eastern suburbs, the council's hazard maps may flag liquefaction, and flexible connections at the building line help pipes cope with ground movement. We raise all of this when we review your plans.

Hot water and gas choices for new homes

New homes are built for mains pressure, which opens up strong showers and a wider choice of hot water systems: a mains pressure electric cylinder, a heat pump water heater, or gas continuous flow where the home has gas. Each has different running costs, space needs and installation requirements, and EECA publishes guidance on water heating efficiency that is worth reading early.

Gas depends on where you are building. Powerco owns the natural gas network in Wellington, the Hutt Valley and Porirua and says homes near existing pipes can most likely connect for free, while its listed areas do not include the Kāpiti Coast, where LPG is the usual option. Whatever system you choose, it must meet Building Code clause G12, including temperature control with a tempering valve and seismic restraint.

How we price new build plumbing

New build plumbing is quoted from your plans. A fixed quote needs the floor plans, any hydraulic or plumbing layout, the fixture schedule and the hot water specification. The main things that move the price are the number of wet areas, the number of storeys, the hot water system, the fixtures chosen, how many site visits the programme needs, and site access. Steep sites where materials go up by hand or by crane take more time.

If the design is still changing, we can give an indicative figure first and firm it up once plans are fixed. Variations are priced in writing before they are done, so there are no surprises at the end of the build.

Working with your builder and the council

We work to the builder's programme and turn up at each stage when we say we will. Pre-line inspections, pressure tests and council inspections are booked with the site so the build is not held up. Consents go through the council for your district: Wellington City, Hutt City, Upper Hutt City, Porirua City or Kāpiti Coast District Council.

At completion we supply the documentation the council needs to issue the Code Compliance Certificate, including producer statements and records of work for the restricted plumbing work we carried out. Plumbing, gasfitting and drainlaying are restricted work in New Zealand, and ours is done or supervised by people authorised by the Plumbers, Gasfitters and Drainlayers Board. New connections to the public water and wastewater network are arranged with Tiaki Wai or, on the Kāpiti Coast, with the district council, and our drainlaying team can handle the drainage side.

Why Choose Cheeky's Plumbers for New Build Plumbing

Plans reviewed before pricing

We read the plans for clashes, slope and wind zone issues before we quote, not after the slab is poured.

On site when the programme says

We work to your builder's schedule and book pre-line and pressure test inspections around it.

Council paperwork supplied

Producer statements and records of work are ready when your council needs them for sign-off.

Hillside experience

Steep access, pumped drainage and high wind zones are routine for us, and we price them honestly up front.

Variations priced in writing

Any change to the scope is priced in writing before we do it, so the final invoice matches what you agreed.

New Build Plumbing FAQs

How much does plumbing cost for a new house in Wellington?

It depends on the number of bathrooms, storeys, the hot water system, fixtures and site access. We quote from your plans so you get a figure specific to your build.

What do you need to quote new build plumbing?

Floor plans, any hydraulic or plumbing layout, the fixture schedule and the hot water specification. If those are not final, we can give an indicative price first.

My site is below the road. Can the house still drain by gravity?

Sometimes, if there is a lower connection point. If not, a private pump station lifts wastewater to the sewer. We check this at plan review, before foundations are set.

Can I have natural gas in my new home?

In Wellington, the Hutt Valley and Porirua you may be able to connect to Powerco's network; check their address checker. On the Kāpiti Coast, LPG is the usual option.

Do you provide producer statements for council?

Yes. We supply the producer statements and records of work your council needs to issue the Code Compliance Certificate.

Do you work with group home builders and developers?

Yes. We plumb single new homes, townhouse developments and minor dwellings, and work to the builder's programme.
