When the hot water goes, the whole household knows about it by the next morning. Most faults are not the end of the cylinder. A worn expansion valve, a failed element or thermostat, a sticking tempering valve or a gas burner that will not light can usually be sorted in one visit by a licensed plumber with the right parts on board.

We repair low pressure and mains pressure electric cylinders, gas storage cylinders and continuous flow units right across the region, from Kelburn and Miramar to Naenae, Whitby and Waikanae. We test before we touch anything, explain in plain language what has failed, and if the cylinder itself is finished we say so, rather than selling you a string of repairs that will not last.

Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

  • No hot water
  • Hot water element replacement
  • Thermostat replacement
  • Relief valve dripping
  • Lukewarm water
  • Leaking cylinder

Signs your hot water needs a repair

Some symptoms point to a part that is quick to replace. Others tell us the tank is near the end. Knowing which is which saves money.

  • No hot water at all: often an element, thermostat or tripped breaker, or on gas a pilot or ignition fault
  • Lukewarm water that runs out fast: a failed element, a drifting thermostat or a tempering valve out of adjustment
  • A pipe outside dripping all day: usually the expansion control valve or the relief valve
  • Water pooling at the base of the cylinder: a leaking fitting, or a corroded tank
  • Banging, hissing or popping: pressure problems or sediment in the bottom of the tank
  • Rusty or discoloured hot water: the inside of a steel cylinder breaking down

What we repair

A large share of our call-outs are for the valves on the cold supply and relief lines. On a mains pressure cylinder, heated water expands, and the expansion control valve lets that small volume out so pressure stays safe. The temperature and pressure relief valve is the backstop if something else fails. When either one drips constantly, it is wasting water and telling you something has changed, often a worn seat or higher incoming pressure.

We also replace elements and thermostats on electric cylinders, with the electrical side done by a registered electrician where the work needs it, plus tempering valves that have stuck or drifted, pressure limiting valves, leaking unions and isolation valves, and burners, thermocouples and ignition parts on gas units. For a gas hot water system or a continuous flow unit, we read the error code first, because it usually narrows the fault to a few likely parts.

Repair or replace: how we decide with you

Consumer NZ puts the life expectancy of a hot water cylinder at around 10 to 15 years, and treats failure at about five years as premature. We use that as a guide, not a rule. An old copper low pressure cylinder with a new valve can carry on for years. A steel mains pressure tank weeping from the shell cannot be patched.

If the fault is a valve, element or thermostat and the tank is sound, we fix it. If the tank is leaking, badly corroded, or the repair would cost a big share of a new unit, we show you why and give you a written quote for a hot water cylinder replacement so you can decide without pressure. We confirm the price before we start.

Wellington homes and their common faults

The housing shapes the job. Older villas and cottages around Newtown, Mt Victoria and Thorndon often still have a low pressure cylinder in a hall cupboard, where faults tend to be valves and elements. In post-war state houses around Naenae and Porirua, and 1970s homes in Churton Park and Whitby, the age of the cylinder is the first thing we check, because it decides whether a repair is worth doing. Newer apartments and townhouses, such as those in Te Aro, usually run mains pressure units squeezed into tight cupboards, so access is the main challenge.

Water quality works in your favour here. Tiaki Wai says the supply to Wellington, the Hutt and Porirua is soft, so heavy scale on elements is less of a problem than in hard water areas. That makes valve wear, pressure and the age of the tank the bigger factors. Regular hot water servicing catches a tired relief valve before it fails.

Earthquakes and your cylinder

The Wellington Fault runs through Karori, the city and up the Hutt Valley, and the region has around 50 active faults. A full cylinder is heavy, and if it is not properly restrained it can shift in a quake, snap its pipes and flood the house, or pull on a gas line.

While we are on site for a repair, we check the cylinder is secured and that its pipe connections can take some movement. If the strapping is missing or the connections are rigid, we tell you and quote to fix it at the same time.

Safety comes first

Hot water cylinders store a lot of energy. Never cap or block a dripping relief or expansion valve, because that pipe is there to stop the cylinder over-pressurising. If water is coming through a ceiling, turn off the cylinder at the switchboard and the water at the toby.

If you smell gas near a gas water heater, turn off the gas at the meter or bottle, get everyone outside and call for gas leak repairs. Gas repairs are carried out by a certifying gasfitter and come with the certification the law requires.

Hot Water Cylinder Repairs FAQs

Why is water dripping from the pipe outside my house?

On a mains pressure cylinder that pipe usually comes from the expansion control valve or the relief valve. A small discharge while the water heats is normal. A constant drip means a worn valve or a change in incoming pressure, and it should be checked.

How much does a hot water repair cost in Wellington?

The final cost depends on the part and the system, and we confirm it with you before starting.

Is it worth repairing an old hot water cylinder?

If the tank is sound and the fault is a valve, element or thermostat, usually yes. If the tank itself is leaking or corroded, replacement is the honest answer.

Does Wellington's water cause scale in cylinders?

Less than in many places. Tiaki Wai describes the supply to Wellington, the Hutt and Porirua as soft. Valve wear and tank age are more common causes of failure.

Can you repair gas hot water systems?

Yes. Gas water heaters are repaired by our certifying gasfitters, and you receive the required certification for the work.

My hot water is only lukewarm. What causes that?

Common causes are a failed element or thermostat, a tempering valve stuck or set too low, or on gas units a burner or flow fault. We test each before replacing anything.
