A plumbing job in a rental has more moving parts than one in an owner-occupied home. There is a tenant to contact, an owner to get approval from, a maintenance budget to stay inside, and a record to keep in case the job ends up in front of the Tenancy Tribunal. A plumber who arrives late, does not report back or sends a vague invoice makes every one of those harder.
We contact tenants directly to arrange access, fix the problem, and send you a job report with photos and a plain account of what we found and did, ready to pass straight to the owner.
Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

Urgent repairs and landlord obligations
Under the Residential Tenancies Act, landlords must keep a rental in a reasonable state of repair, and tenants must tell the landlord about problems promptly. A burst pipe or loss of hot water is the kind of fault that needs a fast response, and delays can leave the landlord exposed if the tenant arranges their own repair or applies to the Tribunal.
When you send us an urgent job, we contact the tenant directly, confirm access and give you an arrival window. If the fix needs owner approval above your limit, we stop, make the site safe, and send you photos and a quote so you can get a decision quickly.
How It Works
Healthy Homes, drainage and Wellington weather
The Healthy Homes Standards include a moisture ingress and drainage standard, which covers getting stormwater, surface water and ground water away from the house. In a region where winter is the wettest season and wind drives rain into every gap, blocked spouting, a downpipe discharging onto the ground or a gully trap sitting too low can all let water in where it should not be.
We check and fix the plumbing side: spouting and downpipes, stormwater connections and gully heights. Tiaki Wai is clear that downpipes must go to stormwater, not wastewater, and on hillside sections we make sure roof water is not being dumped onto a bank, where it can contribute to slips. You get photos showing what was found and done, which helps with your compliance records.
Leaks, water charges and who pays
Water charging is changing. Most homes in Wellington City, the Hutt, Upper Hutt and Porirua are not metered, and under the new arrangements customers there will pay Tiaki Wai directly rather than through rates. A hidden leak in an unmetered rental rarely shows up on a bill, so it can run for a long time before damp, mould or a soft floor gives it away. That makes tenant reports and regular checks more valuable, not less.
The Kāpiti Coast is fully metered, so a running toilet or a leak on the supply pipe can show up as a high reading. Whichever council area the property is in, we use leak detection to find a suspected leak before anything is opened up, and the invoice records the date, location and repair.
How account pricing works
Jobs within your approval limit go ahead without a phone call. Anything above it comes back to you as a written quote with photos before work starts.
Invoices are itemised and reference the property address, your job number and the owner, so they can be matched and on-charged without chasing. Planned work across a portfolio, such as replacing ageing cylinders or relining drains, can be quoted as a programme. For apartment buildings and body corporates, we can also keep a register of backflow devices and their annual test dates.
Reports that protect you and the owner
Every job comes with a short report: what the tenant reported, what we found, before and after photos, what we fixed and anything that still needs attention. Where the cause looks like tenant damage, such as wipes in a drain or a broken fitting, we say so plainly and include the evidence.
That record is useful when updating the owner, for insurance claims, and if a dispute about responsibility ever reaches the Tenancy Tribunal.
